Modern Construction reshaping the North Sea
Ask any North Sea resident which home the Kardashians rented, and most will point you to a waterfront estate on Noyac Road with a boat dock and incredible views. Now, on 5.1 acres of land next to that property, Coast Development Group is in the middle of a $26-million development project that is sure to change the look and feel of the neighborhood.
If you’ve taken a drive through Southampton on Noyac road in the past several months then it’s likely you know exactly which project this article is about.
Coast Development Group purchased the three contiguous building lots last Spring for just over 8 million dollars, and is currently constructing 3 modern homes, each with their very own boat dock.
The first home, closest to the road and hard to miss, sits on 1.2 +/- acres. This 5,200 sf new construction offers six en-suite bedrooms, and two glass-walled open plan living areas that flow to outdoor waterfront patio spaces on two levels to include a gunite pool with LED lighting and smart control set in natural stone overlooking the harbor front and sunsets views.
The buyer will enjoy a pool cabana/sunroom with full bath and service bar. The imported Italian Armony Cucine custom cabinetry highlights the kitchen along with stainless steel countertops, high end Sub-Zero, Wolf and Miele professional appliances. With a price tag for lot 2 expected to be around $8M, and a rumored $14M for the third and largest home (featuring its own private beach on the Peninsula), these are without a doubt pricey upgrades to noyac road and this area of the Hamptons which has been traditionally overlooked.
The key selling points made by the development team to justify the asking price seems to be.. “where else can a buyer purchase brand new, modern, new construction in the Hamptons with your very own boat dock?”
In that case they make somewhat of an interesting point. They’re hoping that limited waterfront new construction will draw prospective buyers that have the checkbook and traditionally would have looked for something south of the highway, up to this woodsy Southampton hamlet.
Time will tell.
This is definitely an interesting project with an element of risk, and one that we’ll keep our eye on.
